Renovate or Rebuild: The Ranch Question

When the lot is worth more than the structure, you are no longer having a renovation conversation. You are having a highest-and-best-use conversation, and the honest answer is sometimes that the house comes down.
The variables that decide it: slab condition, ceiling height, the location of load-bearing walls, and whether the existing footprint can accommodate the primary suite people actually want.
