The Gwinnett conversation always comes down to the same trade: square footage and a yard, in exchange for time in the car. That is a real cost and I never pretend otherwise.
Run it honestly. Take the additional round-trip minutes per commuting day, multiply by the number of days you actually go in, and then decide what your hour is worth. For a two-day-a-week hybrid schedule the number is often surprisingly small. For a five-day in-office role it is not.
What tips the math is usually the second variable people forget: what the extra square footage lets you stop paying for elsewhere. Home office, guest room, storage. Those have costs too.
