The Atlanta First-Time Buyer Reality Check

What your monthly payment actually includes, why pre-qualification is not pre-approval, and where entry pricing still exists.

A pre-qualification is a conversation. A pre-approval is an underwritten file. In a competitive Atlanta submarket those two documents carry completely different weight with a listing agent, and buyers who do not know the difference lose houses they could have won.

Your monthly payment is principal, interest, taxes, insurance, and — depending on the property — HOA and mortgage insurance. In Georgia, property tax varies meaningfully by county and by whether the home has a homestead exemption on it currently. Do not underwrite your budget on the seller’s current tax bill.

Entry pricing still exists in Metro Atlanta. It exists further out and it requires a longer commute or a renovation appetite. Both are legitimate trades. What is not legitimate is being told entry pricing is gone — it moved, it did not disappear.
