This is the clearest value play in the metro right now — the median listing here is bigger and newer than almost anywhere closer in, at a price that does not exist inside the Perimeter. Two things to know. Builders are active enough that resale has to compete with incentives, so a seller pricing off last year’s comps will sit. And the shops and restaurants downtown are genuinely good, but the rest of the county is spread out — drive the actual route to work before you commit.
